New landlord and tenant rules coming into force in October

Landlords need to be aware that there are a number of changes to landlord and tenant law coming into force next month.

A big issue are the changes to the co-called section 21 notices and under what circumstances landlords are able to serve them on tenants. These are contained in The Assured Shorthold Tenancy Notices and Prescribed Requirements (England) Regulations (2015) and the Deregulation Act 2015. If these might affect you then it is well worth getting to grips with the exact details of the changes.

Another change which was due to come into force concerned smoke and carbon monoxide alarms. These would impose requirements on certain residential landlords in respect of such alarms. Those who might be affected should keep an eye on exactly what the final Regulations say and also when precisely they will come into force.
